    Ontario LTB Notices (N1 to N13)

    Ontario landlords must use official Landlord and Tenant Board (LTB) forms when giving tenants legal notices. Lease24 helps you fill out these forms correctly by collecting the required information through a guided wizard, then presenting it for you to copy into the official form.

    How It Works in Lease24

    1. Go to Notices from the sidebar
    2. Click Create Notice
    3. Accept the legal disclaimer (Lease24 provides workflow support, not legal advice)
    4. Select the notice type that matches your situation
    5. Fill in the required details (property, unit, tenant, dates, amounts)
    6. Review the generated summary with all the data you need
    7. Copy the information into the official LTB form (linked below for each notice)
    8. Serve the notice to your tenant and record the service method in Lease24

    Service Methods

    Lease24 tracks how you served the notice. Ontario accepts these methods:

    • Hand delivery to the tenant
    • Placing in the tenant's mailbox
    • Sliding under the door
    • Fax or courier
    • Regular mail (add 5 days to notice period)

    A Certificate of Service is automatically generated when you record service.


    Rent Adjustment Notices

    N1 - Rent Increase Notify a tenant of an upcoming rent increase (within or above guideline). Requires 90 days notice and at least 12 months since the last increase. Official Form (ontario.ca)

    N2 - Rent Increase (Partially Exempt Unit) For units where some rent components are not subject to guideline limits. Requires 90 days notice. Official Form (ontario.ca)

    N3 - Increase for Care Services and Meals For care homes or retirement residences increasing charges for care services or meals. Requires 90 days notice. Official Form (ontario.ca)

    N10 - Agreement to Increase Rent Above Guideline When both landlord and tenant mutually agree to a rent increase above the annual guideline, typically for additional services or improvements. Official Form (ontario.ca)


    Non-Payment and Late Payment

    N4 - Non-payment of Rent When rent is currently unpaid. The tenant can void the notice by paying the full amount owed before the termination date. Typical minimum: 14 days (monthly) or 7 days (daily/weekly). Official Form (ontario.ca)

    N8 - Persistent Late Payment For tenants with a documented pattern of paying rent late, even if they eventually catch up. Requires 60 days notice. Not voidable. Official Form (ontario.ca)


    Conduct and Safety

    N5 - Interference or Damage Address conduct issues like disturbances, property damage, or overcrowding. First N5: tenant has 7 days to stop the behaviour. Second N5 within 6 months: no void period. Typical minimum: 20 days (monthly) or 7 days (daily/weekly). Official Form (ontario.ca)

    N6 - Illegal Act When there is illegal activity in the unit, such as drug activity, illegal business, or income misrepresentation for subsidized housing. Requires 10 days notice. Not voidable. Official Form (ontario.ca)

    N7 - Serious Problems For serious safety issues, willful damage, threats, or harassment. Requires 10 days notice. Not voidable. Official Form (ontario.ca)


    Termination Notices

    N9 - Tenant's Notice to End Tenancy When the tenant provides notice to end their tenancy. Minimum 60 days (monthly) or 28 days (weekly/daily). Official Form (ontario.ca)

    N11 - Agreement to End Tenancy Formalizes a mutual agreement between landlord and tenant to end the tenancy. Must be signed by both parties. Official Form (ontario.ca)

    N12 - Landlord's Own Use When the landlord, a purchaser, or an eligible family member or caregiver intends to move into the unit. Requires 60 days notice and one month's rent compensation. Not voidable. Official Form (ontario.ca)

    N13 - Renovation or Demolition To vacate a unit for major repairs, demolition, or conversion to non-residential use. Requires 120 days notice. Not voidable. Official Form (ontario.ca)
