Lease24 uses a three-layer configuration system to generate tailored inspection checklists automatically.
Layer 1: Property Type
Your property type determines the base set of rooms:
- Apartment/Condo: Interior rooms only (no exterior, garage, or yard)
- House: Full interior plus exterior, garage, yard, driveway
- Townhouse: Interior plus limited exterior (patio, garage, fencing)
- Basement Suite: Limited rooms with basement-specific items
- Commercial: Office/retail-specific areas
Layer 2: Inspection Type
The inspection type adds specialized items:
- Move-In/Move-Out: Meter readings, key inventory, appliance serial numbers, cleaning assessment
- Seasonal: Weather-specific items (furnace in winter, AC in summer, gutters in fall)
- Emergency: Safety checks and damage assessment items
Layer 3: Unit Configuration
Rooms expand based on the actual unit setup:
- A 3-bedroom unit generates Bedroom 1, Bedroom 2, Bedroom 3
- A 2-bathroom unit generates Bathroom 1, Bathroom 2
- Amenities like balconies or in-unit laundry add corresponding rooms
Room Templates
Each room comes with pre-built inspection categories. For example:
Kitchen includes:
- Appliances (Refrigerator, Stove/Oven, Dishwasher, Range Hood)
- Surfaces (Countertops, Backsplash, Cabinets)
- Plumbing (Sink, Faucet, Garbage Disposal)
- General (Flooring, Walls, Ceiling, Lighting, Electrical Outlets)
Bathroom includes:
- Fixtures (Toilet, Bathtub/Shower, Sink, Faucet)
- Surfaces (Tiles, Grout, Caulking)
- Ventilation (Exhaust Fan, Window)
- Safety (GFCI Outlets)
Inspection Guidance
Each checklist item includes professional tips — what to look for, common issues, and important notes. For example, the refrigerator item reminds you to check door seals, temperature settings, and ice maker function.
